One part of Muskegon County is still moving very fast

Rates matter right now. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That changes what buyers can afford and how long sellers can wait.

But one corner of Muskegon County is not slowing down. The Real Estate Data Aggregator counted just 1.1 months of supply in ZIP 49415, Fruitport, for the three months ending August 31, 2026. That is the tightest reading in the county.

The Real Estate Data Aggregator found that 61.3% of Fruitport homes went under contract within two weeks of listing. That share rose 9.3 points from the same period a year before. Buyers in 49415 are moving fast, even with higher borrowing costs.

The median sale price in Fruitport reached $378,900, up 9% from a year earlier, according to the Real Estate Data Aggregator. Homes there sold in a median of 11 days, which was 12 days shorter than the same period in 2025.

How the other ZIP codes compare

The rest of Muskegon County is still active, but the numbers read differently. Here is how each ZIP stacked up for the three months ending August 31, 2026, per the Real Estate Data Aggregator.

ZIP 49442 had 148 homes sold and a median price of $194,450, up 2.3% from a year before, per the Real Estate Data Aggregator. Homes there sat a median of 22 days, which was 5 days longer than the prior year.

ZIP 49440 is a small slice of the county. The Real Estate Data Aggregator counted just 5 homes sold there, with a median price of $200,000 and a median of 43 days on market. With only 5 sales, one or two deals can move those numbers a lot. Take that ZIP's figures as a rough guide, not a firm trend.

What higher rates mean here

Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That is a real shift for buyers shopping across the country.

Locally, the picture is more mixed. In Fruitport, 31.4% of homes still sold above list price, per the Real Estate Data Aggregator. That share did fall 10.3 points from a year before. So fewer homes are sparking bidding wars, but demand is still firm.

CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Financing costs are a real factor for buyers right now.

In short
  1. Fruitport (49415) is the tightest spot in Muskegon County right now.
  2. Only 1.1 months of supply and 61.3% of homes going under contract in two weeks tells you demand is real, even with rates above 7%.
  3. Other ZIP codes are still moving, but with more breathing room.
  4. Price your home well and the buyers are there.
  5. Overprice it and you will feel the rate pressure more.

One street can read very differently from the ZIP code around it. A block with fewer listings or a different price range can move faster or slower than these numbers suggest. If you want to know where your specific address sits, reach out.
