One part of Muskegon County stayed very tight this summer

Real estate, Muskegon County

These numbers cover the three months ending August 31, 2026. That context matters, because Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Higher borrowing costs slowed things in some places. But not everywhere in Muskegon County.

Fruitport (49415) was the tightest spot in the county

The Real Estate Data Aggregator counted just 1.1 months of supply in ZIP 49415 (Fruitport). That is the lowest of any ZIP code tracked here. A balanced market usually sits around six months. Fruitport was not close to that.

Speed tells the same story. The Real Estate Data Aggregator found that 61.3% of Fruitport homes went under contract within two weeks of listing. That share rose 9.3 points from the same period in 2025. The median home there sold in just 11 days, which was 12 days shorter than a year before.

The Real Estate Data Aggregator put the median sale price in Fruitport at $378,900, up 9% from a year before. Homes sold there averaged 98.8% of list price. Sales volume jumped too: 35 homes sold, up 45.8% from the same period in 2025.

How the other ZIP codes compared

The rest of the county was still active, but not as tight. Here is how months of supply looked across all six ZIP codes, according to the Real Estate Data Aggregator.

ZIP 49445 (Muskegon) moved fast too. The Real Estate Data Aggregator found a median of just 10 days on market there, with 53.6% of homes going under contract within two weeks. That two-week share rose 8.8 points from 2025. The median sale price was $318,500, though that was down a slight 0.4% from a year before.

ZIP 49441 (Muskegon) saw the biggest gain in homes going under contract quickly. The Real Estate Data Aggregator recorded 49.7% of homes there under contract within two weeks, up 12.8 points from 2025. The median sale price was $267,950, up 6.6%.

ZIP 49444 (Muskegon) had the most new listings of any ZIP in the county: 110, though that was down 16% from 2025. Its median sale price jumped 43.8% to $236,501, according to the Real Estate Data Aggregator. Sales were up 32.4%, and pending sales rose 20.5%. Days on market did tick up 3 days from last year, so not every home sold fast there.

ZIP 49442 (Muskegon) was the busiest by volume. The Real Estate Data Aggregator counted 148 homes sold, though that was down 17.3% from 2025. The median sale price was $194,450. Days on market stretched 5 days longer than a year before.

ZIP 49440 (Muskegon) had only 5 homes sold in the period, per the Real Estate Data Aggregator. With 4.9 months of supply, it was the loosest part of the county. Still, 60% of the homes that did sell went above list price, and the average sale-to-list ratio was 102.5%. Small sample sizes can move those numbers a lot, so read them with care.

The wider picture: rates above 7%

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That matters for buyers working out monthly payments. Nationally, Realtor.com also noted that 20.8% of listings took a price cut in September, the highest share since October 2022.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August, seasonally adjusted. Muskegon County's tightest ZIP codes were moving faster than that national picture suggests.

The county overall

Across all six ZIP codes together, the Real Estate Data Aggregator counted 526 homes sold, 391 homes for sale, 645 new listings and 582 pending sales in the three months ending August 31, 2026.
